Why North DFW Has Become a Major Industrial Destination
The north DFW industrial market has grown alongside the residential explosion in Collin County. As hundreds of thousands of new residents moved into Plano, Frisco, McKinney, and surrounding communities over the past two decades, the demand for local distribution and service infrastructure grew with them. Businesses that need to serve this affluent, high-density consumer market have followed — and warehouse demand has been a direct beneficiary.
The population growth has also produced a large and relatively skilled labor force. Collin County residents with warehouse and logistics backgrounds are plentiful, and competition for workers — while real — is generally less intense than in more constrained labor markets. For businesses that depend on reliable warehouse staffing, north DFW's labor pool is a meaningful operational advantage.

The industrial building stock in north DFW skews newer than much of the rest of the metroplex. A significant portion of the available industrial space in Plano, Frisco, and McKinney was built after 2005, with a substantial amount built after 2010. This newer construction has important implications for racking projects.
Modern spec industrial buildings in this corridor typically feature clear heights of 28 to 36 feet — substantially higher than the 18-to-24-foot clears common in older buildings elsewhere in the metroplex. This additional vertical clearance translates directly into more pallet positions per square foot when using reach trucks or other tall racking systems. A 32-foot clear building can support rack that reaches to approximately 28 to 30 feet, versus 16 to 18 feet in a lower-clear older building. That's a dramatic difference in cubic utilization.
Slabs in post-2010 north DFW industrial buildings are also generally excellent. Most were poured to modern industrial standards — 6 to 7 inches thick, fiber or rebar reinforced, compressive strength of 3,500 to 4,000 PSI — which means anchor embedment is reliable and rack anchor capacity calculations are straightforward. Slab surprises are rare in newer Collin County buildings.
High Clears and High-Density Racking Opportunities
The combination of high clear heights and strong modern slabs makes north DFW buildings excellent candidates for high-density racking configurations. Reach truck operations with narrow aisles are a natural fit — 9-foot aisles with reach trucks accessing 28-to-30-foot rack heights can produce dramatically more pallet positions than counterbalance operations in the same footprint.
For businesses that are considering the investment in reach truck equipment, a north DFW high-clear building may be the optimal place to make that investment. The building infrastructure supports the full value of the equipment, and the overall cost per pallet position — when accounting for rent, equipment, and racking — often compares favorably to counterbalance operations in cheaper but lower-clear buildings elsewhere in the metroplex.
Double-deep and push-back racking configurations also perform well in high-clear north DFW buildings. These systems increase storage density without the equipment and floor infrastructure requirements of VNA systems, and they're compatible with the reach trucks many north DFW operators already use. For businesses with deep inventory of uniform SKUs — seasonal goods, bulk commodities, reserve stock — push-back and double-deep configurations can significantly increase pallet capacity in high-clear buildings.
The Dallas North Tollway and US-75 Corridor
The Dallas North Tollway and US-75 (Central Expressway) form the twin spines of north DFW's commercial and industrial development. The Tollway runs through the heart of Plano and Frisco, connecting these cities directly to downtown Dallas and the northern suburbs beyond Frisco toward Prosper and Celina. US-75 runs parallel to the east through Plano, Allen, and McKinney, connecting north DFW to downtown Dallas via Richardson.
For distribution operations, these corridors provide excellent access to the broader DFW metro area. From a central Plano or Frisco location, operators can reach the northern DFW population centers — including Denton, Lewisville, and The Colony — in addition to the core Dallas and Richardson markets. The tradeoff is that access to southern DFW and Fort Worth is less efficient than from a more centrally located facility in Arlington or Grand Prairie.
North DFW is therefore best positioned for businesses whose customer base is concentrated in the northern and northeastern portions of the metroplex, or for operations that primarily serve the Dallas market and don't require efficient Fort Worth access. Businesses with significant Fort Worth and western DFW customer concentration may find a more central location more cost-effective despite the north DFW building quality premium.
Collin County Permit Process
Racking permits in Plano, Frisco, and McKinney are handled by each city's respective building and development services departments. All three cities follow the International Building Code (IBC) and require permits for racking systems above certain height and load thresholds. As a general rule, any commercial racking installation over 8 feet that involves significant floor loading should be permitted — and for systems reaching 20 feet or higher, engineering drawings stamped by a Texas-licensed structural engineer are standard requirements.
The Collin County cities are generally well-run and reasonably efficient at plan review, but timelines vary. Plano's plan review process has historically been among the faster in the metroplex for commercial projects. Frisco and McKinney have both experienced growing pains associated with rapid development volume, and plan review timelines in both cities can extend beyond the standard two-week window during busy periods.
For time-sensitive projects, we recommend submitting permit applications as early as possible — ideally before the racking system is ordered. Rack manufacturers in the DFW market typically have lead times of three to six weeks, which provides a window to complete plan review before product arrives. Starting the permit process after rack arrives and is sitting in your parking lot is a stress you don't need.
